Renovation of Older Homes
In earlier years, energy was a cheap commodity. Homes were built with very little regard to energy efficiency. However, as we all know, today’s world is totally different. If you are buying an older home and plan to do extensive renovation, there are numerous items to research and consider for achieving energy efficiency. Listed are only a few to be aware of:
Foundation: check for insulation and proper drainage; is the home located in a low water or flood area; check with local neighbors to see if they have water or sewage back-up problems.
Windows: are the existing windows single pane; are they insulated.
Insulation: check walls and ceilings for insulation type and thickness; is it blown-in or batt; is it necessary to replace the existing insulation and if so are walls and ceilings accessible for either adding additional or replacing insulation.
HVAC: check age and energy efficiency of existing heating and air systems; if replacement systems are necessary, check energy qualifications of the new systems.
Plumbing: how old is the existing plumbing and what shape is it in; check replacement cost of plastic PVC vs. flex hose.
Have a thorough home inspection completed by a professional prior to purchasing.
